Investing in real estate in Dubai gives the buyer the right to receive residency in the UAE for 2, 5 or 10 years. The 2-year visa is given to those who acquire ready property worth at least AED 750K (USD 205K), while the 10-year visa can be obtained with a minimum property purchase of AED 2M (USD 545K). The 5-year visa is a pensioner’s visa for foreigners aged 55 and older who have invested a sum of AED 1M (USD 272K) or more.

All three types of visas allow the holder to sponsor a spouse, children and parents. These visas can also be extended provided the holder remains the owner of the property.

Receiving a visa on the basis of purchasing an off-plan property can only be done with the approval of the Dubai Land Department (DLD).

Purchasing a ready property in Abu-Dhabi with a minimum value of AED 2M (USD 545K) gives the buyer the right to obtain a 10-year Golden Visa. This visa covers the entire family — spouses, children and parents — as well as domestic staff. Once the visa is received, the holder is required to take out a medical insurance policy.

Property owners in Ras Al Khaimah with real estate valued at AED 2M (USD 545K) and above have the right to obtain a 10-year Golden Visa residence. It allows the holder to sponsor a husband or wife, children, parents, and domestic staff.
