Investment Thresholds

    Real estate in the most sought-after locations: Athens, Thessaloniki, Crete, Rhodes, Mykonos, Santorini and other major tourist areas.

    €400,000

    Properties in other regions of the country.
    In both cases, as a general rule, the purchase of one property with an area of at least 120 m² is required.

    €250,000 — Preferential Threshold

    Applies in special cases:
    • Conversion of commercial property into residential property;
    • Properties of cultural or historical heritage, subject to mandatory reconstruction.

    Preparation and signing of a notarised power of attorney in Greece or in the applicant’s country of residence.

    Obtaining a tax identification number in Greece.

  • Legal Due Diligence

    Legal verification of the property.

  • Sale and Purchase Agreement

    Preparation and approval of the sale and purchase agreement.

  • Final Agreement

    Signing the final agreement before a notary.

  • Transaction Registration

    Registration of the transaction and payment of the remaining property value.

  • Land Registry Registration

The total processing time is usually between 8 and 12 months, depending on the case.

Family Members and Residency Conditions

The following family members may be included in the application:

  • Main investor
  • Spouse or registered partner
  • Children under the age of 21
  • Parents from both sides of the family

Conditions for Children

If a child is included in the application before the age of 21, they retain dependent status and may renew their residence permit until the age of 24.After that, it is possible to obtain an independent status if there are applicable grounds, such as income, employment, etc.

Maintaining the Investment

The investor retains ownership of the property throughout the entire validity period of the residence permit.If the property is sold, the residence status may be lost unless the programme requirements continue to be met.
