Golden Visa through Property Ownership in Um Al Quwain

New investment opportunities in Umm Al Quwain.

To obtain a 10-year Golden Visa in UAQ through property ownership, you must own property with a total value of at least AED 2,000,000 (≈ USD 545,000).

This amount can be achieved through:

  • A single property valued at AED 2,000,000 or more;
  • Multiple properties with a combined total value of at least AED 2,000,000

Available for both ready properties and off-plan properties.

Important: The visa can only be issued if the property is registered under a single owner. If the property has multiple co-owners (even if they are family members), the visa is not available.

Required Documents:

  • Passport with at least 6 months validity
  • Health insurance
  • Copies of purchase agreements and property ownership documents (title deed / SPA)
  • Proof of property value (title deed shows the amount, or valuation letter / letter from developer)
  • Passport-style studio photo on a white background (digital format)

Good to know:

  • The applicant must be present in the UAE during the entire visa application process. Remote applications are not possible.
  • Family residence visas are issued only after the main applicant receives the residence visa and Emirates ID.
  • Opening a bank account is possible only after receiving the original Emirates ID.
  • Original Emirates ID is delivered within 2–4 business days after biometrics.
  • Nominee can be applied in both cases, if the client is inside or outside of the country.

*Services Metropolitan Consulting via POA from client:
  • Obtain Property Valuation Certificate
  • Registering the Sales and Purchase Agreement (SPA) at UAQ Municipality

  • Registering the property / changing nationality details in the registration contract

The cost of registering a remote Power of Attorney (POA): 2.500 AED+5% VAT.

Important: During the period of obtaining approval for the Golden Visa from the Shaikh’s office, as well as throughout the entire visa application process—from the moment of submission until the successful completion of biometrics for the Emirates ID—the client must be present in the UAE.
